Princess House - Bush Lane London EC4

JPW Real Estate was instructed to provide a property and facilities management service at Princess House, London EC4 in 2005.

The property was originally constructed in 1966 and last subject to a comprehensive refurbishment in 1985. The landlord required the building to be in a good state of repair to coincide with lease expiries and re-letting in 2009-2010.

JPW Real Estate reviewed the common parts and put together a plan to:

  • Address the DDA requirements for the building
  • Refurbish the reception area, staircase cores and toilets
  • Undertake external repairs
  • Replace the R22 refrigerant in the air conditioning chillers

A detailed specification was put together and discussed with the tenants to ensure that the works could be undertaken as part of the service charge expenditure. The works package totalled approximately £500,000 and J Peiser Wainwright co-ordinated tendering of the package, communicating with the tenants, contract administration, and snagging to bring the project in on time and within budget.

In order to reduce water consumption, waterless urinals were installed together with hand dryers to eliminate the requirement for hand towels. The level of service improved and the expenditure was recovered within a 12 month payback period through costs savings of £22,000 per annum on repairs and consumables.

In January 2010 the sale of R22 refrigerant was banned under EU legislation. Our Facilities Management team arranged for the chillers to be refurbished and the R22 refrigerant to be replaced with R422D (MO29) refrigerant in order to meet higher environmental targets.

The tenant’s satisfaction with the building was demonstrated with the high level of lease renewals on expiry which coincided with the landlord’s objectives for the building.
