Cannon Place - 78 Cannon Street, London EC4

JPW Real Estate was approached by Hines and Network Rail in 2007 with a request for assistance in connection with its plans to develop Cannon Place, a 394,242 sq ft (36,626 sq m) office development above Cannon Street station.

The previous building comprised 140,000 sq ft (13,006 sq m) of offices and dated from the 1960s.

JPW Real Estate acted for one of the adjoining owners and was able to assist Hines and Network Rail to deliver the project through:

  • negotiating a Rights of Light agreement
  • agreeing a Party Wall award
  • negotiating services diversions involving the temporary relocation of an electricity sub-station
  • relocating car spaces and providing temporary contractors parking
  • temporary road closures
  • settling noise and disturbance claims

The new building, due to be delivered in 2011, will include a new railway station forecourt and tube station entrance.
