Belvedere Heights - 199 Lisson Grove London NW8

JPW Real Estate was instructed to manage Belvedere Heights by the resident’s management company in March 2009.

The 9-storey block was built in 2000 and comprises 58 flats with an underground car park. Major issues at handover were:

  • Damp and water penetration at basement level
  • Lift out of order in one block for 2 years
  • Substantial service charge arrears
  • Lack of planned maintenance
  • Dissatisfaction with receptionist

Following handover we investigated the source of the ground water at basement level and determined through sampling that it emanated from the fresh water supply.

We liaised with Thames Water major leaks team to determine the source of leak which was traced to a 36-inch water main and installed a pumped solution; this has subsequently led to a claim against Thames Water for costs. The ground water leak was the main reason for the lift being out of order for over 2 years. By replacing defective pumps, instigating monitoring of sump alarms and repairing defective drainage pipes we were able to get the lift back in service.

We have also worked closely with the accountant to finalise the service charge accounts and address the substantial service charge arrears which had built up due to the problems with the building.

A series of cosmetic improvements were made in the reception and to the external landscaping and we put together a comprehensive planned maintenance programme which has put the property into good repair and condition. We also provided the receptionist with a uniform, instigated sickness and holiday cover and a contract of employment.
